Soenhaus is a multi-family residential development located in Coquitlam, BC, developed by Marcon. The project is designed to deliver modern rental housing with a focus on efficient building systems, constructability, and long-term operational performance.
Building & Construction The building consists of a concrete podium with wood-frame residential levels above, incorporating structured parking and shared amenity spaces. The design prioritizes durability, energy efficiency, and optimized space planning typical of contemporary purpose-built rental developments.
Mechanical & Plumbing Systems: The mechanical scope includes domestic water distribution, sanitary and storm drainage, and a centralized VRF system serving the residential suites and common areas. Suite ventilation is provided via dedicated energy-efficient systems, coordinated with architectural and structural constraints. Special attention is given to sump configurations, interceptor systems, and coordination with site services to accommodate site-specific conditions.
